I will only tell you about Rachel since the prerequisite is available a walkthrough you can see in other posts.
Make sure you have done elder thundergirl quest.
After that reload the map you will randomly see apartment 201 lights off (thunder girl shouldn't be the ghost and you must not have interacted with the rice cooker prior to coming there). When they are off enter it and you will see a portal at the far end of the room.
Enter the portal. You will be in different world. Talk to blonde-haired girl outside of the room. After that go inside and talk to the girl cooking food until she says she is dizzy. Go out and blond girl should enter the room. Go to the room next to it. Try having sex with the girl on the bed until the guy hit you.
After the cutscene is done, go out and talk to Regina. If you have done mannequin puzzle she will ask you give her some privacy. If she ask you to come back later return there. If you haven't done mannequin puzzle she will ask you to do it and meet her again.
Go inside the room and talk to other for a while(not necessary just wait until 5-15 seconds pass). After that Rachel should be outside.
2.What are you talking about? Mason? If yes then you are suppose to give him a drink. Phone locks after you catch the ghost since it's use to decide what animation is played in the asylum.
