I’ll take another look at the balancing of owning homes, as you’re right, they can become quite expensive.

As for developing plots, I’ve thought about that as well. However, to make it a fun and rewarding experience for the player, I would need to build a completely new system on top of everything that’s already there. That’s why, for now, there are only options to repurpose existing buildings at higher unlock levels, which unfortunately can’t be reached in the demo yet. But it’s definitely a good idea.

May I ask you two things?

  1. Why would you like to be able to take out a personal loan? Is it mainly so you can use the money to buy more real estate?
  2. Could you elaborate a little on what you mean by saying that the tenants could be more responsive? I’d like to understand what you’re looking for so I can address it properly. Would you like more interaction with them? I’ve also been thinking about having tenants occasionally call you, in addition to you being able to call them.

Loans are mostly because I sometimes inadvertently pay too much downpayment and get into negative. Or to secure downpayment. Of course with high rates.

About tenants, yea maybe they could call sometimes.  Although you would have to avoid it getting spammy once a player has too many tenants. Maybe there could be events about for example handy tenant fixing something, or neighbours complaining about loud ones.

It would also help if there was more transparency about what tenants traits lead to, some are obvious but I am not sure if smoker or loud affect prices for example. Or whether its better to have a messy tenant or one with a dog.

Yea thats fair, developing plots can come later. Another layer that I thought is missing is taxation, I imagine there is a fair bit of tax on rental income in Germany. And it could be made interesting by having to factor in depreciation, maintenance etc. 


  1. I'll put personal loans on my to-do list.
  2. Tenants: All traits already have an effect. For example, a smoker increases the wear and tear caused to the property. A loud tenant causes a little additional wear, is slightly less reliable when it comes to paying rent, and can trigger the noise complaint event.

That said, I understand that this isn't very transparent to the player at the moment. So I'll add tooltips for all traits. This will definitely be included in the next update.

  1. Taxation: Yes, there are numerous taxes related to real estate. However, there are also many ways to save significant amounts of taxes through real estate investing, at least in Germany.

For the sake of realism, I experimented with implementing income taxes for both jobs and rental income. But if I wanted to do that realistically, I would also need to implement depreciation for each property and balance everything around tax deductions and incentives.

In the end, I found that it would add a lot of complexity, slow down progression, and take some of the fun out of the experience, just like in real life. So i removed it from the game. 

Thank you for putting in my suggestions in the update. Here are some other things:


1. Should be able to start finding tenants once the current ones give notice

2. There could be a tenant relation stat that changes for example with rent increases or maintenance work etc which could affect them staying long term

3. Personally I find the +250 salary overpowered and level ups seem abstract and unimmersive. I think it might make sense to have random or annual raises at job and then you could quit your job to get more action points

4. It would be cool to have simple maps for the cities to take in the districts at a glance. There could be landmarks on them like colleges etc that could hint at the types of rentees, or filters for crime etc. Maybe even have our portfolio show up on the map.


5. There are a few quirks like 4 flatshare residents leaving together to be with a partner (not to judge alternate livestyles)

6. Surveys feel very expensive and I usually don't find myself taking the added precaution beyond contractors

7. There could be insurance? And maybe incidents like crime or fires. 

8. Could include upkeep in the yield calculation or maybe a seperate total yield figure.

9. Maintenance works is too expensive for cheap properties and I think doesn't scale? with value/size of property. Maybe we could also invest into reducing maintenance costs, maybe hire a team etc

You are welcome! These are some good suggestions. 

#1, #5, #8 Should be pretty easy to fix. The polyamorous flatsharer's are kinda funny though, but I will rework it.

#2 Could be interesting for more immersion. ATM satisfaction is just calculated from condition of the flat.  

#3 I'd say the +250 is pretty balanced. But to be able to quit your job is a good idea, as it supports the fantasy of the game to quit the rat race. 

#4 I have experimented with simple maps, but wasn't too happy with it. Maybe i will try again. 

#6 Usually i use the survey when buying more expensive stuff, like the multi-unit houses that are unlocked later. But i will consider to have the survey be cheaper and then scale with house size. 

#7 Sure, why not. Shouln't be too hard to implement.  

#9 It does scale, but there is minimum cost that might be too high for smaller flats. Also hire a maintenance team for a monthly fee is a good idea. I'll consider it.
